Two Peaks disclaimer: Buyers receive a "Special Warranty Deed". Title insurance is not available. Bank financing is unlikely. Upgrading one's title requires an expensive survey. Before purchase prospective buyers are strongly encouraged to make sure the land is not double taxed/assessed. This is generally the result of the County not deleting previous owners. This writer is not aware of property disputes which involve the long-term history of the land. It is the buyer's responsibility to discover any unpaid taxes owed. The present owner will then make any payments owed through the previous year. While extended payment terms are not generally offered, on occasion they can be negotiated directly between the buyer and seller. Sellers do not desire to foreclose on the messes of defaulters.
